Sweetwood Master-Planned Community Heads to City Council Tuesday
HUNTSVILLE, TEXAS — A major residential development planned for Huntsville’s Extra‑Territorial Jurisdiction (ETJ) is back before city leaders this week as Forestar Group seeks approval of a second amendment to its development agreement for the upcoming Sweetwood community located off Possum Walk Road.
Sweetwood is a proposed ±226.5‑acre master‑planned neighborhood located within Huntsville Municipal Utility District (MUD) 2 near the intersection of Veterans Memorial Parkway and Montgomery Road. The project site, listed at 4310 FM 1374, features more than 80 feet of elevation change, requiring extensive grading and infrastructure planning. Forestar Group, a national residential developer, intends for the community to consist primarily of single‑family residential lots.
According to State project filings, Sweetwood development is estimated to cost $15.6 million in total to build.
A key component of the project is a planned 12‑inch water interconnect with the City of Huntsville, designed to serve the new neighborhood. The interconnect would tie into existing city infrastructure at Veterans Memorial Parkway and Montgomery Road, providing service to the development within the Municipal Utilities District (MUD).
On Tuesday night, the Huntsville City Council will consider:
Item F. — Second Amendment to the Development Agreement with Forestar (USA) Real Estate Group, Inc., for the development of an approximately 226.5‑acre single‑family master‑planned community in the ETJ.
The agenda item will be presented by Layne Yeager, Development Services Director.
If approved, the amendment would continue to shape the terms under which Forestar and Huntsville coordinate on utilities, land use, and development standards for the large-scale project.
Sweetwood represents one of the larger residential expansions planned in the Huntsville area, signaling continued growth along the city’s western corridor.
